Flash flooding and street runoff
Intense storms send water across yards and down driveways faster than storm drains can take it. It enters through garages, window wells and low doors. This is the most common flood call in Annandale.
Mud-out, Category 3 cleanup and drying after flash floods and creek overflow in Annandale and nearby communities.

Flood damage cleanup handles water that came in from outside: flash flooding, overwhelmed storm drains and creeks over their banks. That water counts as Category 3, so porous materials it touched come out, surfaces are cleaned and disinfected, and the structure is dried. Calls to Annandale Water Damage Restoration are answered 24/7, with a crew sent as fast as one is available.
Fairfax County rarely floods the way river towns do. The trouble here is fast water: a summer thunderstorm stalls over the Beltway, drops several inches in an hour, and streets, yards and storm drains cannot keep up. Accotink Creek, Holmes Run, Cameron Run and Four Mile Run rise in hours and fall almost as quickly.
What the water leaves behind is the real problem. Outside floodwater carries silt, lawn chemicals, oil from streets and often sewage from overwhelmed lines. The ANSI/IICRC S500 standard puts rising floodwater in Category 3, the same class as a sewer backup, and the cleanup follows those rules.
Flood coverage typically comes from a separate policy, not standard homeowners insurance, so check what you have before repairs start. The crew documents the damage with photos and moisture readings that you can share with your insurer.
Floodwater is Category 3: keep skin contact to a minimum, wear rubber boots and gloves, and wash your hands before eating. Never enter a room where water may be touching outlets, the panel or the furnace until someone qualified confirms the power is off. Mold can start on soaked materials within 24 to 48 hours, so photograph the damage and begin removal rather than leaving wet drywall in place for days.
Outside floodwater is priced under Category 3 rules, because more material comes out and every surface is disinfected. Contents and rebuild work are separate lines.
| Job | Typical range | What it includes |
|---|---|---|
| Emergency / after-hours dispatch fee | $150–$350 | Storm nights and weekends |
| Sewage backup (Category 3) cleanup, per sq ft | $7–$15 | Rising floodwater is cleaned to the same Category 3 standard |
| Wet carpet and pad removal + disposal, per sq ft | $1–$3 | Floodwater-soaked carpet is not kept |
| Flood cut (remove wet drywall 2–4 ft up), per linear ft of wall | $5–$12 | Cut above the high-water line |
| Contents pack-out, cleaning + storage | $1,500–$8,000+ | Furniture and belongings worth saving |
| Drying equipment, per unit per day (air mover / dehumidifier) | $30–$50 / $90–$175 | For the days units run |

When Cameron Run, Holmes Run, Accotink Creek or Four Mile Run leaves its banks, nearby streets and homes take water straight from the stream. These events are rarer but deeper, and homes in mapped floodplains carry the highest risk.
Tropical remnants bring days of rain, and in 2003 Hurricane Isabel's surge pushed the Potomac into the base of Old Town Alexandria and the Belle View and New Alexandria neighborhoods. Waterfront flooding is a different risk from inland flash floods, but it leaves the same Category 3 mess.
Call any hour and explain what is going on. You get a clear price before any work starts.
Rising floodwater from outside is classed as Category 3 in the IICRC S500 standard, because it can carry sewage, chemicals, fuel and soil bacteria. That holds even when the water looks clear. It means porous materials it touched, such as carpet, pad, insulation and the lower drywall, are generally removed rather than dried.
Water that came through a window well during a storm is a judgment call. It may start as surface runoff but pick up contamination fast, and the technician will tell you which category applies and why.
Concrete, solid wood framing, metal and glass can usually be cleaned, disinfected and dried in place.
Usually not. Standard homeowners policies typically exclude flood, meaning surface water from outside. Flood coverage comes from the National Flood Insurance Program or a private flood policy, and NFIP policies usually have a 30-day waiting period. Sewer backup coverage is a separate, optional endorsement. Check your policies before assuming anything is covered.
Buy flood coverage before storm season, not during it. The waiting period means a policy bought while a tropical system is on the forecast may not take effect in time.
After a flood, the crew documents the damage, and you or a licensed public adjuster deal with the insurer. The Virginia homeowners water damage insurance guide goes into the details.
The most familiar case is Huntington, on Cameron Run, where about 160 homes flooded in June 2006 and some streets took up to eight feet of water during Tropical Storm Lee in 2011. Holmes Run flooded below Lake Barcroft in 2006, and Old Town Alexandria's waterfront flooded during Hurricane Isabel in 2003.
Huntington now sits behind a 2,800-foot levee and pump station that Fairfax County opened in June 2019, designed for at least the 100-year flood. It performed as designed in the July 8, 2019 storm.
Elsewhere the risk is street-level: low homes near Accotink Creek, Four Mile Run along the Arlington-Alexandria line, and any yard where runoff collects. FEMA flood maps and Fairfax County's stormwater pages show mapped floodplains.
Hard, non-porous items usually can be saved: metal, glass, sealed hard plastic and solid wood furniture that dries without warping. Upholstered furniture, mattresses, carpet, pad, particleboard and paper goods soaked by floodwater are usually discarded. Photos, documents and keepsakes may be recoverable by specialists, so set them aside rather than tossing them.
Photograph everything before it goes to the curb, and keep a list with rough ages and costs. Ask your insurer before throwing out anything large.
When much is worth saving, a contents pack-out moves belongings off site for cleaning and storage while the house is dried and repaired.
Go back in only after the water has stopped rising, local officials have lifted any evacuation order and power to flooded areas is off. Check outside for structural damage, gas smells and downed lines first. Wear boots and gloves, and keep away from standing water that could be touching wiring.
If you smell gas, leave and call the gas utility from outside. If the electric panel or meter base took water, have an electrician check it before power is restored.
Children, pregnant family members and anyone with a weak immune system should stay elsewhere until cleanup and disinfection are done.
Stay out until the water has stopped rising and power to flooded areas is off. Floodwater can hide open drains, debris and live current.
The technician photographs and records video of the high-water line, each room and damaged contents, and takes moisture readings, before anything is moved.
You see what must be removed under Category 3 rules, what can be cleaned and dried, and the estimated cost, and you approve it before work starts.
Standing water and silt are pumped and shoveled out. Carpet, pad, drywall below the flood line, insulation and other porous materials the water touched are removed.
Concrete, framing and other hard surfaces are scrubbed free of silt, then disinfected, with the crew in protective gear.
Dehumidifiers and air movers run until framing and slab reach dry targets, and the readings are logged. Then the space is ready for rebuild.
The National Weather Service office for the Baltimore and Washington area issues flash flood warnings for Fairfax County. On July 8, 2019 it issued a Flash Flood Emergency covering parts of Arlington, Alexandria and eastern Fairfax County, and Arlington's fire department ran 38 water-rescue responses. Take a warning as the cue to move valuables off basement floors.
Most flood calls around Annandale are not river floods. They are lower levels hit by street runoff after a storm drops two or three inches in an hour. Under many policies that water may still count as outside flooding, which is why it pays to read the flood exclusion before you need it.
Tropical remnants are the other pattern. Isabel in 2003 and Lee in 2011 both arrived in September, when the ground was already wet from summer storms. Late August through October is the window to keep sump pumps tested, drains clear and flood policies current; storm damage restoration covers wind and tree damage that often comes with them.

Take thorough photos and video first, then start limiting the damage; leaving wet materials in place for days invites mold. Keep removed items, or at least photos and samples, until the adjuster says they can go, and ask your insurer what they need.
Hosing out silt helps, but it does nothing for water that soaked into drywall, insulation and the bottom of the framing. Without removing those materials and drying properly, odor and mold follow. Hard surfaces still need cleaning and disinfecting after the mud is gone.
Check FEMA's flood maps and Fairfax County's stormwater pages, which show mapped floodplains. Homes outside mapped zones still flood from street runoff during flash floods, which is why some owners outside the zones buy flood coverage anyway.
Ductwork and furnaces that sat in floodwater need inspection, and flooded ducts may need replacing rather than cleaning. An HVAC contractor should check the equipment before it runs again, since a contaminated system can spread silt and odor through the house.
Yes. Flood cleanup covers Huntington and the City of Alexandria as well as Arlington, Annandale and the rest of inner Fairfax County. All work is in Virginia.
Not until every wet material is dry by meter readings, which often takes several days after mud-out. Rebuilding over damp framing traps moisture inside new walls. Your crew or contractor will also tell you whether the rebuild needs a permit from the county or city.
